LRS Compliance — The Critical First Step

The Reserve Bank of India's Liberalised Remittance Scheme governs how Indian residents transfer funds abroad. The structure of your investment must be planned around it before any funds move.

What Indian Investors Must Know About LRS and Greece Golden Visa
Annual Limit per Person
USD 250,000 per financial year per individual. Greece's €400K–€800K Athens thresholds exceed this. Co-investment across family members and financial years is standard structuring — plan this before committing.
NRIs Are Exempt
Non-Resident Indians are not subject to LRS restrictions under FEMA. NRIs may remit from NRE or FCNR accounts without the USD 250K annual cap. Confirming your residency classification is the critical first step.
Permitted Purpose
Purchase of immovable property outside India is LRS-permitted. Funds must be routed through an authorised dealer bank in India with full documentation at that stage — not an afterthought.
Greek Law Alignment
Greek law requires the purchase price to be paid by direct bank-to-bank transfer — aligned with LRS routing requirements. Cash payments are prohibited under both Greek and Indian regulations and invalidate the Golden Visa application.
⚠️ Dual Citizenship — India Does Not Permit It India does not allow dual citizenship. Acquiring Greek citizenship would result in automatic loss of Indian citizenship. The Greece Golden Visa provides a renewable EU residence permit — not citizenship. This is the primary value for Indian investors. We advise all Indian clients on this distinction clearly before any citizenship-track planning.

Note for Indian investors — €800K Athens threshold and LRS: At current exchange rates, €800,000 is approximately USD 870,000 — more than three times the annual individual LRS limit. Co-investment planning across multiple family members over more than one financial year is the standard structuring route. We advise on this specifically as part of our initial assessment.
Short-Term Rental Prohibition: Properties purchased under the Golden Visa programme may not be rented via Airbnb or similar platforms (rentals under 60 days). Long-term rentals are unrestricted. Violation results in permit cancellation and administrative fines.
